General Contracting

We oversee daily site operations, ensure compliance with building codes and safety regulations, Manage budgets and maintain communication between you the owner and our trusted contractors. General contracting requires multiple steps.
Execution
Execution involves mobilizing resources, managing on-site operations, and enforcing quality control to deliver a project on time and within budget. It entails translating signed contract terms into reality through subcontractor coordination, safety management, and clear communication.
Payments
General contracting payments typically involve a 10%–25% upfront deposit, followed by progress milestone payments (e.g., framing, electrical, finishing) or monthly invoices for completed work depending on project scope. Common structures include fixed-price (total cost)cost-plus (cost + fee), or percentage of completion.
Planning
Primarily occurring during the preconstruction phase, involves defining the project scope, creating detailed budgets, establishing timelines, and identifying risks to ensure project success. GCs collaborate with owners and designers to map out construction sequencing, secure permits and hire sub contractors.
After action
After a general contractor completes a project, essential post action steps include scheduling a final walkthrough to create a punch list of deficiencies, ensuring all building inspections are passed. Final payment should only be released after these items are resolved.
Change orders
Changes happen. Projects grow or change fairly often. We can work through them with a written amendment to the construction contract that would modify the original scope of work, budget, or project schedule.
